The brochure shows sunny roads and green trees. The monsoon shows potholes, waterlogging, and dark streets. A proper site inspection separates well-built colonies from paper promises. Bring this checklist on every visit.
1. Road Quality and Drainage
Check if internal roads are RCC or at least properly compacted WBM. Look for drainage channels on both sides. Ask about the monsoon experience — does water stand for days? At JS Infra colonies, roads are built to PWD standards with side drains.
2. Electricity Infrastructure
Verify:
- Transformer is installed and functional (not "planned")
- Street lights are operational after sunset
- Electric poles are within 30 metres of every plot
- Underground cable trenches are dug (future-proofing)
- No overhead wires hanging dangerously low
3. Water Supply Reality
Borewell water is fine, but ask about depth and yield. A 200-foot borewell is standard; anything shallower may dry up in summer. Ask if municipal pipeline connection is sanctioned. Check if overhead tanks are installed for pressurised supply.
4. Plot Boundaries and Encroachments
Walk the boundary. Is it clearly marked with pillars or paint? Are neighbouring plots respecting the line? Encroachment is the #1 post-purchase dispute in India. A developer with proper survey maps and boundary demarcation prevents this entirely.
5. Security and Entry Control
Gated entry is not just prestige — it prevents unauthorised construction and land-grab. Check if the gate is operational, if a security cabin exists, and if visitor logs are maintained. JS Infra colonies have 24/7 entry monitoring.
6. Green Spaces and Environment
Tree cover reduces temperature by 3-5 degrees. Check if saplings are planted and protected. Ask about waste management — open dumping attracts pests and depresses resale values. A clean colony is a appreciating colony.
7. Connectivity to Main Road
Measure the distance from the colony gate to the nearest paved public road. If it is more than 500 metres of unpaved track, your construction costs (approx.) will rise by 10-15% approx. for material transport. JS Infra colonies are all within 200 metres of paved public roads.
