1. Verify the Sale Deed and Chain of Title

Ask for the last 30 years of sale deeds. The chain must be unbroken. Any gap is a red flag. 2. Check Mutation (Dakhil Kharij) Status

Mutation records prove the seller is the current owner in revenue records. Without updated mutation, you cannot get electricity or water connections in your name. Always demand a copy of the latest Khatauni and check it against the village revenue office.

3. Physical Site Inspection Checklist

During your site visit, confirm:

  • Exact plot dimensions match the map
  • Road access is paved and motorable in monsoon
  • Electricity pole is within 50 metres
  • Water supply line is visible or sanctioned
  • No encroachment or dispute markers on the plot
  • North direction is clearly marked for Vastu planning

4. Compare Price Per Square Foot

Do not compare total plot price — compare price (approx.) per square foot. Ask for recent registered sale deeds in the same belt to understand the going range (approx.). If a deal is far below comparable transactions, there is usually a hidden reason. Always verify independently.

5. Check for NOCs and Clearances

Residential plots need: (a) Tehsil NOC for non-agricultural use, (b) Environmental clearance if near a water body, (c) Colony development permission from the District Magistrate if it is a plotted colony. JS Infra colonies carry all three.

6. Understand the Payment Schedule

Never pay 100% in cash. Use bank transfers for every instalment. The payment schedule should be: Booking amount (approx.) → Sale Agreement execution → Registry date → Final possession. Each stage must have a signed receipt or bank record.

Walk away immediately if you see:

  • Seller refuses to show original registry documents
  • Plot is priced 50%+ below neighbouring colonies
  • Multiple brokers involved with conflicting stories
  • No physical road or boundary wall on site
  • Seller pressures you to skip legal verification
  • Payment demanded in cash without receipt
