All plot prices listed on our website are indicative starting prices and subject to change without prior notice. Final pricing is determined at the time of booking and is documented in the Sale Agreement. We operate on a zero-brokerage model — there are no middlemen commissions or hidden charges beyond the agreed plot price approx., registration fees, stamp duty, and applicable government taxes.
A booking is confirmed only upon receipt of the booking amount as specified in the Booking Form. Payment schedules are outlined in the Sale Agreement. All payments must be made through bank transfer, demand draft, or other approved methods. Cash payments above the legally permissible limit are not accepted in compliance with Indian tax regulations.
JS Infra guarantees clear and marketable legal titles for all plots sold. We provide complete documentation including Sale Deed, Mutation documents, and applicable NOCs. Buyers are encouraged to conduct independent legal verification before finalizing purchases. We cooperate fully with buyer-appointed legal counsel.
All colonies feature paved roads, water supply, electricity connections, street lighting, entry gates, and transformer facilities as standard. Specific amenities per colony are detailed on the respective colony page. Amenities marked as "Future Expansion" or "Upcoming" are planned developments and may be subject to timeline adjustments.
Prospective buyers may request site visits by contacting us via phone (+91 94152 15541) or WhatsApp. Site visits are scheduled during daylight hours and must be confirmed at least 24 hours in advance. Our representatives will accompany visitors during the site visit.
Booking cancellations must be submitted in writing. Refunds are processed as per the terms outlined in the Booking Form and Sale Agreement. Typically, a cancellation fee of 10% of the booking amount is deducted for administrative and processing costs. Refunds are processed within 30 business days of approval.
Users of this website agree not to: (a) use the site for any unlawful purpose; (b) interfere with the website’s security features; (c) transmit harmful code or malware; (d) attempt to access restricted areas; (e) use automated scraping tools without written permission.
